A well-established shopping centre within the heart of Upper Thomson residential enclave, Thomson Plaza opened in 1979, featuring three levels of retail store as well as a basement carpark.
A commercial shophouse located on 153 & 155 Kitchener Road and a ground floor F&B/retail unit at Thomson Plaza shopping mall have been put up for sale by expression of interest, revealed marketing agent Cushman & Wakefield.
Nestled on a 2,879 sq ft site, the newly refurbished 153 & 155 Kitchener Road is being sold with vacant possession for $19.8 million. The two-storey freehold conservation building, which comes with a brand new six-storey rear extension, boasts a total floor area of around 8,175 sq ft.
Located within Jalan Besar conservation area, 153 & 155 Kitchener Road offers a “unique investment opportunity as freehold conservation commercial shophouses located within a historic precinct and near an MRT is extremely scarce in Singapore,” said Shaun Poh, Cushman & Wakefield’s executive director for capital markets.
Notably, the conservation building is within five minutes’ walking distance to Farrer Park MRT Station on the North East MRT Line as well as the upcoming Jalan Besar MRT Station on the Downtown Line.
Meanwhile, the ground floor F&B/retail unit at Thomsom Plaza mall is being sold for $39 million.
A well-established shopping centre within the heart of Upper Thomson residential enclave, Thomson Plaza opened in 1979, featuring three levels of retail store as well as a basement carpark.
The unit, which is currently leased to two tenants, has a strata area of around 13,993 sq ft and 58 years remaining on its 99-year leasehold tenure.
“It is a rare opportunity to secure a prime ground floor unit in an established retail mall and the unit’s existing use as part restaurant could appeal to end-users looking to acquire space for a F&B business,” noted Poh.
He revealed that the property “does not require the payment of additional buyer stamp duty (ABSD) and seller’s stamp duty (SSD)”, while foreigners are eligible to buy the property.
The EOI exercise for 153 & 155 Kitchener Road will close on 12 September, while that for the F&B/retail unit on 21 September.
