Keppel REIT has commenced construction for its newly acquired Grade A office tower in Melbourne, Australia.
To be developed at 311 Spencer Street, the premium office tower will serve as the headquarters of the Victoria Police from 2020, following the building’s completion in Q4 2019.
In a release, Keppel Reit revealed that the 42-storey Grade A office tower is strategically situated between the new Docklands precinct and Melbourne’s central business district. It is also “within walking distance to the Southern Cross Station, the city’s major railway and transportation hub”.
The office tower, which is nestled on a freehold site and comes with a net lettable area of around 717,000 sq ft, will feature seven levels above ground as well as four levels of basement carpark spaces.
It is set to be “an eco-icon in Melbourne, meeting the 5-Star Green Star and 4.5-Star energy rating standards by the Green Building Council of Australia and National Australian Built Environmental Rating System, respectively”.
The building is the second asset of Keppel Reit in Melbourne, after 8 Exhibition Street, in which it holds a 50 percent interest in the two retail units and office building as well as a 100 percent interest in the three adjoining retail units.
