The rare freehold mixed-use commercial development Centrium Square adopts a fresh, bold and clear architectural design to maximise space as well as enhance resident, businessperson and visitor experiences.

With completion slated for the beginning of 2023, the 19-storey project in Singapore’s historic District 8 is in the capable hands of Feature Development Pte Ltd, part of renowned developers and third-generation family business, Tong Eng Group.

Scooping a Best Office Architectural Design win at the 8th annual PropertyGuru Asia Property Awards (Singapore) in October 2018, Centrium Square is set to become an established business landmark.

Centrium Square comprises a two-storey retail podium with 49 units and three storeys of car parking, in addition to a fifth-floor sky garden terrace. Above this is a tower boasting three storeys with 39 medical suites and 11 storeys of 143 office-space units ranging between 53 and 94 sq m.

With the project being in a sought-after location that is becoming a financial and healthcare hub, the design is focused on creating high-spec, convenient and attractive spaces. These provide the ideal setting and environment for businesses to excel and visitors to feel comfortable. DP Architects and landscaping by DP Green add to the talent behind the development, which covers a 68,520 sq ft plot.

A judge on this year’s panel, Greg Shand runs award-winning Robert Greg Shand Architects, a multi-national team offering a holistic approach to architecture, interiors and landscaping. He compliments the many advantages of the development.

“Centrium Square is a conveniently located office address with integrated access to public transport, retail and food, and landscaped public space. Designed in crisp contemporary style, it offers generous column-free interior spaces.”

To expand on these observations, the first floor has provision for a covered walkway to busy Serangoon Road, with second-floor openings on the front too. The eye-catching tessellation pattern of 3D cubes on the podium façade continues inside and is a design nod to Centrium Square’s Little India location. The overall effect is to create a sense of fluidity between the development’s 115-metre frontage and the vibrant landscape of the wider community.

The retail and F&B floors follow a loop, maximising internal shopfront exposure. Meanwhile, the lack of columns in the tower design, high ceilings and full-height windows inspire a sense of flexibility, light and space, as well as spectacular views out over the city, including the iconic Orchard Road.

En-suite bathrooms and an exclusive and secure lobby for the tower add to the development’s appeal to SMEs looking for user-friendly corporate spaces. For workers and visitors, Feature Development injects the spacious architectural design of the city project with green spaces and environmentally conscious elements.

Centrium Tower’s windows are double-glazed to reduce noise and minimise heat transmittance too. The office tower is set back from the main road, while the fifth storey extends outside with a 12-metre high sky terrace which includes a roof garden and outdoor pavilions for networking and relaxation. The third storey adds a bicycle parking zone with showers, greenery and relaxation spaces.
