Six prime conservation shophouses have been launched for sale via a public tender as part of the sale of a bigger portfolio, known as The Shophouse Collection.
Marketing agent JLL revealed that the portfolio will be released for sale in phases, with phase 1 – consisting of two clusters, namely, The New Bridge Road cluster and The Boat Quay cluster – commencing on 5 December.
The Boat Quay Cluster comprises four 999-year leasehold properties, which can be acquired collectively or individually.
61 Boat Quay is a three-storey shophouse with waterfront views. Priced at S$9 million or $3,642 psf, the 947 sq ft property has a gross floor area (GFA) of 2,471 sq ft.
77 Boat Quay is a 1,530 sq ft two-storey shophouse with waterfront views. It has a GFA of 3,702 sq ft and is priced at $12.6 million or $3,404 psf.
A three-storey shophouse with food & beverage (F&B) on the ground floor, 17 Circular Road has a land area of 950 sq ft and a GFA of 2,393 sq ft. It is offered at $8 million or $3,343 psf.
Priced at $20.5 million, 45 & 46 Circular Road is the most expensive in the cluster. The three-storey shophouse with F&B on the ground floor has a land area of 2,575 sq ft and a GFA of 5,879 sq ft.
Meanwhile, the New Bridge Road Cluster comprises two properties, that can also be bought collectively or individually.
23 New Bridge Road is a five-storey commercial building with a main road frontage. Offered at $18.5 million or $2,806 psf, the freehold property has a land area of 1,584 sq ft and a GFA of 6,594 sq ft.
Priced at $23 million, 27-33 New Bridge Road is a corner block of four four-storey adjoining shophouses with a 70-metre main road frontage. The 99-year leasehold property has a land area of 7,042 sq ft and a GFA of 18,034 sq ft.
JLL noted that 27-33 New Bridge Road presents a potential for developers “to create a prominent corner commercial building by constructing a six-storey rear extension (to increase GFA by an additional 11,546 sq ft) and to top-up the site’s lease tenure to a fresh 99-year, subject to authorities’ approval”.
“Once completed, the brand-new boutique building will span about 30,000 sq ft,” it added.
The public tender exercise for phase 1 of the shophouses will close on 24 January 2018.
