Logos Winner For Best Industrial Development With Logistics Facility

An impressive seven-storey, 65,200 sq m logistics facility with warehouse and office space, the Logos-Yang Kee Warehouse showcases a fine example of a commercial development designed expressly to meet today’s demands for customised business premises.

Completed in 2018, Logos-Yang Kee Warehouse is located along Tuas South Link 1 in Singapore’s industrial District 1 and borders Tuas South Avenue 14. The warehouse is the creation of LOGOS, a company established in 2010 specialising in vertically integrated logistics real estate solutions in Singapore as well as Australia, China, India and Indonesia. Winning the coveted Best Industrial Development category at the 8th annual PropertyGuru Asia Property Awards (Singapore) in October 2018 is a real coup for the cutting-edge logistics property experts. RSP Architects Planners & Engineers was also involved with the project.

A user-friendly, racetrack-style ramp allows vehicles to easily access each of the floors from the ground up. Warehouse space takes up the first to the sixth floors, with 22 loading/unloading bays for each level, while the first to the fifth floors feature a mezzanine design for operations, equipped with office facilities, creating a well-appointed logistics centre. Meanwhile, the top level of the Logos-Yang Kee Warehouse is reserved for parking spaces for all types of vehicles, including trucks and trailers.

One of this year’s judges, Kristin Thorsteins, heads development, asset management and project management at Club Med in her role as vice president of development for East and South Asia & Pacific. She focuses on how design, employee experience and practicality are intertwined within the LOGOS project.

“The Logos-Yang Kee Logistics Warehouse is a well-designed development where sustainability, functionality and space efficiency are all well addressed and integrated. The well thought-out design simplicity provides a pleasant working environment for employees, while the operation cost can be kept low for the operator.”

LOGOS has built-in practical solutions to enable seamless warehouse and office functions and interactions. There is also a focus on employee environment and welfare too. Metal cladding on warehouse floors creates natural ventilation throughout most of the property, while the sixth storey houses a canteen with nine different sections offering a wide variety of staff food, a great convenience for workers who have limited food options in the area.

There is also a recreation room for employees with expansive views of the port and beyond. Softscaping and greenery on the sixth and seventh storeys are added to a landscaped courtyard and terraces, resulting in a relaxing urban oasis and promising workers a welcome break and breathing space away from an industrial environment.

Flexibility for the future has been factored into the design of the Logos-Yang Kee Warehouse. A glass façade at the mezzanine levels allows this space to be potentially transformed into a showroom facility. Meanwhile, regardless of the commercial nature of the facility, the surrounding landscape remains green and attractive.

Another important green accolade for the development is that it has been awarded the highest BCA Green Mark rating (Platinum), once again demonstrating the commitment by LOGOS to create efficient, sustainable commercial premises for business purposes and employee well-being.
