URA puts first White site in Woodlands up for sale

The first White site in Woodlands Regional Centre has been released for sale by the Urban Redevelopment Authority (URA) under the reserve list of the second half 2018 Government Land Sales programme.

The 2.75ha mixed-use site can potentially yield 115,000 sq m of gross floor area (GFA) for residential, office, retail and entertainment uses.

At least 45,000 sq m of the maximum permissible GFA of the development will be set aside for office use, while a maximum GFA of 33,000 sq m is allowed for commercial use excluding offices and commercial schools.

“The remaining GFA can be for additional office, retail, entertainment and residential uses,” said URA.

Located above the upcoming Woodlands Thomson-East Coast Line (TEL) station, the White site will provide a direct link to both the North-South and TEL lines. It comprises three plots, with the land parcels measuring 21,055.7 sq m and 6,450.3 sq m, while the third is an air space stratum of 746.2 sq m.

For Plot 1, a low-rise development is allowed with a maximum height of five storeys and “subject to the Land Transport Authority’s (LTA) loading requirements for areas above Woodlands TEL station”.

For a high-rise development, URA capped the building height at 90 metres above the mean sea level (AMSL).

Meanwhile, a 90-100 AMSL maximum building height is permissible for Plot 2, with the development subject to the loading requirements of LTA.

“The sale of this site will help catalyse the continued development of Woodlands Regional Centre,” noted URA.

When fully developed, Woodlands Regional Centre is expected to comprise 700,000 sq m of commercial space while offering 100,000 new jobs.
